We find rural land that can support a data center, then we buy it or we option it. Data centers need a lot of electricity, so the land that works is usually near transmission lines or a substation. We put our own money into the land and we develop the site. We are the buyer.
No. We are not a real estate company and we do not work on commission. If your land fits what we are looking for, we make you an offer to buy it or to option it. If it does not fit, we tell you that and we are done. There is no fee to you either way.
An option means we pay you money up front for the right to buy your land later, usually within one to three years. You keep the land and you keep the option money whether or not we go through with the purchase. Landowners often prefer this because they get paid something now while we do the work of confirming the site will function.
No. You do not need a survey, a parcel number, an engineer, or a map. Tell us the county, roughly how many acres you have, and whether you know of anything nearby like power lines or a substation. Unsure is a fine answer to every question we ask. We do the research ourselves using public records.
It depends far more on the power situation than on the acreage. Land near strong transmission capacity can work at a smaller size than land that is far from it. Rather than guess, send us what you have and we will look. We would rather review a property that turns out to be too small than miss one that would have worked.
We screen your property against public data on power, access, and terrain. That usually takes a few days. If it looks promising we call you to talk it through. If it does not, we tell you why in plain language so you know where you stand.
