What a data center actually needs from your land
Landowners hear that data centers are buying rural property and reasonably wonder what that means for them. Here is what one of these projects puts on the ground, and why the answer depends more on what is next to your land than on the land itself.

If you own rural land and someone has told you it might be worth something to a data center, the useful question is not whether your land is good. It probably is. The useful question is what sits next to it. These projects are picked almost entirely on what a piece of ground is connected to, and that is a different test than the one land is usually judged by.
The building is the least interesting part
People picture something exotic. What actually gets built is closer to a large, plain warehouse. Long, low, few windows, surrounded by fencing and paving, with mechanical equipment on the roof or in yards alongside. There is nothing about the structure itself that requires unusual ground.
What makes the site unusual is everything feeding it. A facility like this draws electricity continuously, at a scale closer to a small town than to a farm or a shop. That single fact drives nearly every siting decision, and it is why two neighboring properties can get completely different answers from us.
Power is the whole conversation
Electricity has to arrive at the site, and it has to arrive over infrastructure that already exists or can realistically be extended. Running new high voltage transmission across long distances is slow and expensive enough that it usually ends a conversation rather than starting one.
This is why we ask what you can see from your property. Large steel lattice towers carrying lines across the countryside are transmission. A fenced yard full of equipment, insulators, and humming metal is a substation. If either is close to you, that matters more than anything else about your land. If you are not sure what you are looking at, describing it is enough. We can identify it from public maps.
It is worth saying plainly that being close by does not settle it. Existing lines can already be committed to other users, and a substation can be at its practical limit. That is part of what we check, and it is the reason we do not give anyone a firm answer on the first phone call.
Ground conditions decide cost, not eligibility
After power, the questions get more ordinary. Flat, dry, well drained ground is cheaper to build on than steep or wet ground. A parcel in one block is easier to lay out than the same acreage split by a road or a creek. Land outside a floodplain avoids a category of problems entirely.
None of these disqualify a property on their own. They move the number. A site that needs significant earthwork is not impossible, it is just worth less than one that does not, and that difference shows up in what anyone can responsibly offer you.
Roads, water, and fiber
Construction runs on heavy trucks, so a property reached by a paved county road or a state highway starts ahead of one at the end of several miles of dirt. Water matters for some designs and barely at all for others, so a good well, a rural water district, or a nearby creek helps without being decisive. Fiber optic cable carries the data itself and tends to follow interstates, railroads, and major highways, and it is generally easier to extend than electric capacity.
The pattern across all three is the same. They affect what a site is worth and how long it takes to develop. Power affects whether there is a site at all.
What this means if you are deciding whether to ask
The properties that turn out to work are frequently ones the owner assumed were unremarkable. Ordinary pasture near a transmission corridor can be far more interesting than scenic acreage with nothing nearby. That is genuinely difficult to judge from the ground, and there is no reason you should be expected to.
You do not need a survey, an engineer, a map, or a parcel number to find out. Tell us the county, roughly how much land you have, and anything you happen to notice nearby. Not sure is an acceptable answer to every question we ask. We check it against public records at our own cost, and if it does not fit we will tell you that and explain what was missing.
